The Our North Tyneside Plan was approved at full Council on 23 September 2021 and included a target of delivering 5,000 affordable homes and a commitment to reduce the number of derelict properties in the borough.  To meet this ambitious target, Cabinet approved a two-phased delivery approach to the Affordable Homes Programme (AHP) on 21 February 2022.

Minutes:

The Sub Committee received a report to provide an update on The Affordable Homes Programme.

The Our North Tyneside Plan was approved at full Council on 23 September 2021 and included a target of delivering 5000 affordable homes and a commitment to reduce the number of derelict properties in the borough.  In order to meet the target, Cabinet approved a two-phased delivery approach to the Affordable Homes Programme (AHP) on 21 February 2022.

By the end of 2023-24 the programme will have delivered nearly 2300 new affordable homes including over 600 new council homes in 10 years, this constitutes a 182% improvement on the ten years prior to the programme starting.

The Cabinet has now also approved a new five-year Housing Strategy which outlined plans to Build a Better North Tyneside.  The Affordable Homes Programme has delivered 105 affordable homes in 2023-24 and is forecasting to deliver a further 11 homes in Quarter 4 brining in the total to 116.  The figure is below the planned 187 and is as a result of a slowdown by developers on the larger sites.  Construction has started on the majority of the 71 homes however it is expected that these will be delivery in 2024-25.

Further details of the work which has been undertaken was detailed in the report and in the appendix to the report.

It was queried whether there was a way that Housing could better tie in with the communications team on the good progress being made and that the good story is muffled due to a branding issue.  It was noted that further work could be looked at with the Communications Team.

It was queried with regards to the 2300 affordable homes, how many were for rent?  It was noted that 83% of the homes are for rent with 17% of the homes delivered as intermediate affordable homes.

Thanks were expressed for the update it was noted that it is important information.

RESOLVED:   that the information provided to the sub-committee be noted.
